Building tender

I'm looking to put my DA out to tender for builders to quote on.

In Saturday's Sydney Morning Herald there is a large section for tendering and so forth. Now I know that mostly its for large CIP's and Govt contracts. There was a few smaller multi dweliing items in there.

Two questions

1) Am I wasting my time advertising in this area
2) What do I need to include in the proposal to satisfy a builder to quote

The property if DA approved but not CC'd
 
Hi Andrew,

I'm a builder in Perth so i'm not 100% sure on how things operate in NSW however;

1. As a home builder we don't 'tender' on any work whatsoever.
2. If you want the best price you should go directly to 3 of the builders that are in your target market. EG: Those who specialise in subdivisions etc. These guys will be better placed and should have a reasonable specification level to what you are looking for.

To put your building out to tender, you will have to provide them with drawings showing enough detail for them to arrive at a price. if not, their tender prices will have heaps of PC sums attached. This means you will not be able to lock in a fixed price for the construction, and therefore gaining construction finance may be quite challenging.
Most drawings asubmitted with DA's do not show enough detail for this.
Are you using an architect/draftsman, and have they produced "for tender" or "for construction" documents yet?

hi there where abouts is your site? is it in the weena? up the hawkies!

the more information you can give the builders to quote from the more accurate the costings they will give.. you should give the full architectural drawings including a detailed specification, engineers drawings, sewer diagram etc also make them aware of any relevant council conditions on the da consent eg heritage area, bushfire zone etc
