Its in a rundown/not so attractive complex so your rents wont get above 300-310 imho

PS if this is anyone in SS's IP, whoever tiled your bathroom floor needs some new glasses

MTR, this and another villa in this complex from the same vendor has even on the market for more than a year. Clearly the vendor isn't willing to meet the market given the condition...

The villa is overpriced. You can get a house for that. And yes the rent is not realistic even with a tidy up.

The house is terrible. Bad renos annoy me. If you are going to do it, do it properly. And the outside colours YUK. It wouldn't look too bad with a decent colour.

Unit 2BR $180-185k - Rent $280-290 weekly
Villa 2BR $240-250k - Rent $340-350 weekly
without to do any renovation..

Assuming I don't calculate strata, etc at the moment.
