Can you sub-divide and sell the land?

If you bought an old house with a huge block say 1200m2 can you sub-divide and then sell just the land or do you have to (is it compulsory) build on it first and sell it with the house?

As far as I know in Canberra as a general rule you can sub-divide if the property is older than five years and the block is bigger than 800m2 unless of course there are special conditions attached.
