Caravan Parks and mobile/relocatable homes

G'Day all,

I have read this thread with great interest and realise that this is one type of property investment that I have never before considered.

But I am now warming to this idea, just need to find out a lot more about it.

My first question to the "Caravan Park Aware" people is.........What size of park, in an inland location would show better returns?...........Clarification here......How many sites on how much land?...... is there economies of scale that kick in over a certain amount of sites or does the provision of too many sites require most intense management.

Second Question.......What infrastructure is required to set up a caravan park from scratch....Do all sites have to be provided with reticulated sewerage connections, water, gas etc.

Roadways, do they have to be sealed, (bitumen) or is road sand adequate. What headworks contributions would be required?

Third Question.......Is there any Caravan Park design specialists out there or does one just use imagination and a good draftsman?

Eagerly awaiting answers from the more knowledgable than I.

Mobile homes are definitely eligible but caravans are not.

QUALIFYING HOMES
What types of homes qualify for the First Home Owner Grant?
The home must be a fixed building, located in Queensland, which may lawfully be used as a place of residence and is suitable for use as a place of residence. This may include new or existing dwellings, such as a house, flat, unit, townhouse or mobile homes. Houseboats and caravans are not eligible.

Where does the mobile home have to be located though?

A mobile home could be on your own block of land but if it is in a park you have to sign lease for the site and most parks would only sign for a maximum of 3 years.

There are so many variations that could answer your first question that you would need to research. Obviously smaller would not be as economical. Our land is 2.4 hectares with 102 sites approved and some room for expansion.

On your second question there is a huge amount of infrastructure required and in NSW this is detailed in the Local Government Act. As I understand it this is why there are so few brand new parks in NSW only 2 in the last few years. People tend to buy older rundown parks and upgrade them.
