Cashflow Mortgage

Hi all. Just want peoples opinion on InvestorsDirect and their "Cashflow Mortgages". I realise that the concept eats into any future capital growth but in a time of rising prices is this a worthwhile strategy? I am a little concerned that they claim "you can claim the tax benefit from the interest you haven’t physically paid". Don't know if the ATO would feel the same! What am I missing?
