Cladding

One quarter of the eastern side of the narrow weatherboard cladding house has rot, you can poke a pen thru. some studs are also gone. builder recommends re- cladding the entire eastern wall as the rest is better but still v weathered.

He said its hard to find that narrow timber board these days.

Any suggestions?
A REA suggested blue boarding the whole thing and render to add value. That's expensive and there's other repairs first . We want to do itup, the whole housee is dated n tired, a new facade (paint/render??) wd add value. but money is tight for now we just wanted to get the essential done.

but the essential is a whole wall. Plus all gutter and down pipes need replacing and it's high set. So to do both render/paint/reclad n gutters at same time saves on scaffolding costs.

Any ideas? We can technically afford it but as its to be a PPOR we had planned to pay mortgage down. But gutters are urgent, there are whole sections just missing from rust decay.

Ideas welcome: to do the cladding up so its not rotting and ao it looks more modern. It's in a nice Reno-crazy area.

Have you looked at PVC cladding as an option, try formplex www.formplex.com.au there are also other suppliers of similar products

I was a bit skeptical at first but I've seen it used and it does look pretty good particularly from a distance or somewhere you don't see it up close as much. I believe it's much cheaper than timber too.
 
I would try and find the necessary timber and do it properly,that cladding is a problem in itself with spiders,hail damage,noise,loss of value on property.
You could lose a sale in the future if you put it on as they will think you are trying to hide something.
The builder is just trying to save on work and make a quick buck.

Thats my opinion and trust me I have seen multiple cladding problems in the last 30 years,.

He said we cd maybe find the timber from recycled property.
 
Take a board down to the local timber miller, they should be able to run up the required profile. They will charge a setup cost (as it is probably a special run being imperial sizing), then $/m. You will have plenty of meterage.

Specialist timber millers like Fedwood in Rozelle may even carry the profile in stock.
