Commercial in mining towns

Has anyone bought commercial in a mining town?

We are looking at one and it would be our first commercial so a big scary step. Just looking for any advice if anyone has any to offer?

I have been reading the other Commercial Property posts - they are great and very helpful!

Would you buy commercial sight unseen with a building report, pest report and valuation?

I've invested in a mining town. You need to consider future of town. Is there more than one mine? Is there only one mineral mined or are there several? what are the reserves like? If a mine closes what will happen to the town? Your risk can be higher in a one industry town so I personally like a higher yield to compensate.
