Can anyone give an indication of the going rate per square metre for perfab concrete office warehouse in a business park?

Is there a guide to the cost of commercial property?
(I need a new place to stash my roller)

Ring an industrial real estate agent and ask him whatever you need to know.
Construction cost is much the same where ever you build. It is the land value that differs.
It is easy to work out if you know the land value of a recently completed developement.

I am developing a 4500 sqm industrial estate (pre-fab concrete) in East Gippsland VIC. I have priced this recently at approx. $600 - $700 sqm. Preparations, footings & slab etc are approx. $250 sqm, the concrete tilt panels are approx. $250 sqm (of actual panel per sqm – not based on the footprint of the building) and the steel roof and moderate fit out (bathroom etc) make up the balance. I have priced the same recently in Newcastle, NSW and Brisbane QLD at similar prices.

Tip!

Get several prices from builders. The cheapest is not necessarily the best or “will be” the cheapest. Use a good solicitor to review your construction contract. Pre-fab prices have dropped recently in VIC.
