Commercial Property Vacant 6 Months Whats Everything I Can Do To Solve This.

A commercial property in a reasonable enough shopping strip
3 stories high
2 stories are now leased out
but one isnt still
and has been vacant for 6 months

what is everythingthat can be done to solve this and to not face this same situation again pls.
 
Which level is still vacant?
I'm guessing the top floor?
You have a lift or only stairs to access it?
Does it have separate access to the other levels?
Resi conversion or self storage cubicles possible?
Plaster an advertising banner across it?

Not sure if I can offer much but I will suggest you provide a little more detail such as..
  • A Google map image of its exact location so others can see the street view.
  • A link to the on-line ad you have.
  • Lay-out?
  • What's it's intended use?
  • Zoning?
  • Type of neighboring shops? Is it banks, supermarkets or $2 shops..?
  • Vacancy rate for the complex?
  • Age?
Just to name a few..

No idea about offices unfortunately as I've only ever dealt with warehouses.

If it's any comfort, take note that I took 6-7 months before I rented out my warehouse which was located on a feeder road off a very main artillery in Melbourne. I was even offering 12.5% less than the competition around me (albeit their buildings being about a 2 decades newer than mine was...).

But i'm stumped at how to memorize these long meaningless definitions eg

Seems to me that you're just a lazy student looking for someone else to do your homework for you.
 
I have had one empty for 7 months...I had it up for sale or lease

I now have a motivated agent who has solved the problem!!!!!
