Construction Costs - Melbourne

Hi all,

We have an 850m2 block of land which we are currently looking to see if it will be feasible and profitable to subdivide and build 3 town houses. We are at the point where we have costed most things except the construction of the actual houses. I have read through the many posts on this forums and have spoken to a few people and the build costs seem to vary quite significantly.

We have budgeted for $270k per town house at 25sqm each with mid-premium finishes. Is this amount realistic? This amount excludes landscaping, site works, and council fees which we have budgeted for separately.

Are there any reputable builders in metropolitan area Victoria that people can recommend that can design and build for us?

Hi Joyboy,

Feasibility will depend on a number of factors.

850 is a big chunk of land, well done. You will need to consult a town planner to see if you can fit 3 in. Which area of suburb of Melbourne are you in?

A good builder is Edgestone Developments, you can call Simon on 0422 232 276. They focus across the South East with a heap of developments (you may see them around), he will give the guidance and 'guesstimate' of the development.

No chance at that price no matter how easy the build is. Definitely would start with a 3.

Unless there isn't a toilet and shower, I agree with oc1.

I'm no expert but would have thought $270k would just about be enough to build one town house?
