Converting/updating Bathroom - Perth

Hi All
We are currently looking at converting a large bathroom (3.3 x 3 metres) into 1 bathroom, and an ensuite. This area (pictures below) is outdated and just not functional, wasted space.

I need someone who can design the bathrooms to achieve the best results. Anyone got any suggestions or used someone that they can recommend. DH will do the hard yakka, tiling etc. to keep costs down, minus plumbing.

Hi MTR have you got a plan of the space (to-scale and with dimensions)? It's probably easier for people to give ideas on a layout with that.

I am not actually wanting advice on the design, sorry, reading my post its a little vague.

What I need is a contact in Perth who can put this together for me or perhaps a bathroom supplier that someone has used. I am looking for something a little more upmarket as its my primary residence.

I think many of the companies who specialise in bathroom design charge like "wounded bull", I was hoping someone in Perth can give me a lead.

For supplies my friends used a company that has now disappaeared from my mind but I go past it on the way to school so I'll get it then. I think it's 'A something Bathrooms'

At 1.5m x 3.3 for each room you'll be able to do something very nice - even have a bath if you want.

That is enough for a bath, vanity, shower and toilet for main bathroom and enough for shower, double vanity and toilet for ensuite.

I have no idea why previous owners designed such a massive bathroom, its just a total waste and these period type bathrooms are not functional, the vanity is made from timber including bench and it is now damaged from water. The gold fittings are very bling blingy, look very tacky now.

Also, I was not necessarily planning to have a bath in the main bathroom.

An investor friend mentioned that is compulsory to have a bath in main bathroom for resale in particular families with children will want this. I am not too sure anymore??? What do you all think?

When building my villas in Spearwood, my builder said I should have not bothered with baths as no one wants these. OK, this is obviously a different market, but perhaps bath are just old school no one wants them. I have no idea, does anyone????
 
Hi MTR,

I would not buy or rent a house without a bath - have two small kids and its the only way to wash them! Whether or not the bath is in the master ensuite or the main bathroom wouldn't bother me but would have slight preference for it to be in main bathroom.

Just my view!

Yes, it does, but its not functional, too large, 3x3.3 metre bathroom.

Also, not that we are selling, but if I spent $50K converting 1 bathroom into 2 then I would probably be adding additional value of $50K if that makes sense and end up with nice updated bathroom/ensuite. Even though it is a period home many people want to blend old with new for practical reasons and if its done well I think it can look great.
