Conveyancing in Queensland

Would appreciate some advice on what would be a reasonable fee for conveyancing a house and land package in Queensland.

I have a choice between-

1. Small firm , where the solicitor will handle it all (I think)
for about $1200.
Downside - recommended by people linked to developer

2. Large company, where a team handles it ie conveyancers,
clerks, some solicitor input I guess
Recommened by my local solicitor (ie independent)
Downside - approx $2000 + GST

I think I know the answer I will get - what would you do?

Go direct to a conveyancer rather than a solicitor.

Your low price is more than double what I would expect to pay (not in QLD however).

Hi,

There is a company up here advertising all the time. They are called "conveyancy works" or something similar and they are quoting a couple of hundred plus outlays.

I don't know of anyone who has used them yet but.

I have never used a conveyancer alone - what if difficulties arise that they cant handle?
Also I have been told that there is more work with a house and land deal than with an established dwelling though as you say even $1200 seems too much

Both prices are too high in my opinion.

I use Giovanni Porta of Porta Lawyers. He's at Virgina and charges from memory around $700+.

He's a property specialist, and although the work is done by his team of paralegals he seems to supervise well.

Tell him I sent you (he still owes me a beer!)

There may be a communications problem....in your original post you stated: 'what would be a reasonable fee for conveyancing a house and land package in Queensland.'

Were you solely referring to the conveyancing?

Or to the entire legal process putting together contracts, etc?

There are different answers depending on what you meant by the question.

What type of problems do you see arising in a conveyancing process that a conveyancer couldn't handle (ie: couldn't do their job)?

Try Nigels firm, which I know that he gets good service at.

Or

I always use Tunns Lawyers, Level 8 183 North Quay, Brisbane CBD. Ph 07 3229 9722.

I get my purchasing done for $450 + dispursements, the bill usually adds up to about $650 in total inc gst.

And there selling is done for $350 inc gst + dispursements.

I have alway receive extremely good service from Tunns Lawyers and have never had a delayed settlement due to them not having paperwork together in time.

I've used Tunn's lawyers for selling (following a recommendation from this forum).

It only took me one call- everything else was email & snail mail- I really appreciated that in a work environment where I am expected to work :D .

The cost was very reasonable- Queensland seems have a much lower price for conveyancing than NSW or ACT at least.
