Thanks Wylie - yes you are absolutely right, and it is a good reminder.

We are aware of the mud tunnels - the idea being that we can look for signs of this, whereas with the older (non-treated) wooden stumps, the little blighters could be burrowing up the middle of the stump, with no evidence until it is too late.

It's already been said, but go the aircon, even if it is just in the bedroom. Melbourne gets bloody hot in the summertime, well over 40 degrees for many days......We "finally" got A/C put into our PPOR after 3 years and it has made all the difference.

Much more so than better insulation, although that will also be worth doing if it doesn't have insulation.
