Darwin land releases

Hi all,

Darwin property market has been getting a lot of hype lately.

Does anyone have any thoughts they like to share on the new estates/LAN releases ie Zuccoli, Johnstone, Durack Heights, Muirhead Breezes?

An off the plan 4x2 will get a reasonable return (6% I'm told), but will there be an oversupply once all the land releases are finished?

Murrhead is near the older northern established suburbs you would call traditional it's close to the biggest shopping centre in Darwin, while Zuccoli Johnstone Durack Heights are in the town of Palmerston, NT fastest growing town, it's close to major construction works and the 2 gas plants of Inpex and Conoco Philips are 20-25 mins drive away.

With oversupply, the main people who are investing in Palmerston area is to do with the big gas projects, however with their workers camp completing in few months and another workers resort style area close to inpex that would be your target people for rental's as that's what inflating the demand. Hard to tell what the supply to demand will be until workers touch down as most will have had accomdations organised. Only 10% locally are being hired by the gas projects the rest are FIFO, and also where the gas projects are runs one of the bigger detention centre's up here which is also expanding.

But then you got Abbot going on about bringing more commonwealth departments up North so matter of time before anything happens. Happy hunting :)
