I can totally relate to what you're saying about being overwhelmed. I found the answer was to just start taking some action. Dont worry about getting it "perfect" the first time. Just do your best, choose something and it wont take long before you get a sense of direction. When it comes to advisors, trust your gut feelings. Good luck!

Thank you one and all for your responses.

We spent the weekend looking at properties in our local area and feel much clearer in our goals.

Found a neat and clean duplex half under a km from the beach at a price we can happily afford. Yield is around 7% and CG should be good with position near the water in an area where there is no more land. We are giving ourselves a 3 day period to crunch numbers and if we are still happy we will put in an offer before the weekend.

Confusion level is currently at a lower level.

(Oh and my husband who 'has left it to me', is astonishingly savvy - working in the building trade for 30 years has given him more knowledge than I could ever get from reading books - I think he's been waiting for me to catch up)
