depreciation schedule..

hi folks,
settlement for our IP ( melb) is roughly 5 weeks away, when is the best time to do a depreciation schedule and does what is the approximate cost of doing one?.

Mine are arranged to be done approx 7 days prior to settlement.

That means that the company does the inspection seven days prior and the report is ready for me the day or two prior.

As you can do any time, I am sure different people do it at different times.

Hi there

After settlement. They can range from $200 up to $600. Some companies will prepare a schedule based on info that you provide. This is generally the cheapest option but not necessarily the best option (because you might miss out on being able to claim items that a quantity surveyor who inspects the property would pick up).

It can be done anytime after settlement but if its vacant it will probably be better to get it done before its rented out.

btw, you won't need the report until you do your tax return next year
