Determining Land Size

Hi all, events leading to this post as below:

Property advertised with a land size of 900sqm. I double check size of block on Planning Schemes Online on the dpcd website. It checks out at 900sqm. I purshase said property as one sitting on 900sqm of land.

Valuer goes in, measures up and says that land size is 1200sqm. I get them to double check, they assure me it is 1200sqm.

I run this past solicitor, they reference old hand drawn plan with written dimensions adding up to 1200sqm. Matches with valuers measurements. Doesn't match Planning Schemes Online website.

Has anyone come across a similar situation? Perhaps the dpcd vic website is not accurate but would love to hear thoughts.

Never heard of that before but makes you wonder how often there mistakes like this happen and what who is to blame if land is smaller than advertised?
 
Get a surveyor out - it may just wipe the smile off your face once the boundaries are identified (or the council start to bill you for a larger area).:eek:
