I INVSTOR 20th May, 2010 #3 I bought a 3 bed house recently in a predominately family area for $435,000 in a culdesac. At the same time 4 bed houses, approx same size house and smaller yard, not cul-de-sac were selling for closer to $485,000.

No, there is no 'rule-of-thumb'. As skater alluded to - it will be calculated off comparable sales in the applicable area.
