Effect of F3 M2 tunnel on property prices along Pennant Hills Road

We're looking to buy a home just off Pennant Hills Road in Pennant Hills.

Just read that the Federal budget has slated $400m towards building the F3 M2 link. While I understand that traffic and congestion along Pennant Hills Road will reduce once the tunnel is built, just wondering what the effect will be on property prices above the route of the tunnel. While the tunnel is being constructed will residents be impacted with sounds of digging / vibrations (tunnel is 40 metres deep), what about air vents and air quality once the tunnel is completed.

I have called Council and RMS and not much information is available.

Would anyone know what happened to property prices on Lane Cove Road once the Lane Cove tunnel went in. Know that a multi storey building collapsed along Longueville Road in 2005 during the construction but apparently that was caused by something else.
