Kudos to BCC at present, their DA's are going through quickly at present, especially if you can tick all the boxes. EDA East are by far the quickest section of the council (If a delegate has issues with your proposal that is a whole other story).
They are reporting to me that the new lodgements over the last 2 weeks has been through the roof, so may slow down again in January or could just be the return of the pre-christmas rush.

Subdivision of 1 809m lot into 2 residential small lots.
Lodged 20 November, required 2 weeks of public notification
Approved 17 December
Non Complying small lot house, (almost zero boundary clearance)
Approved in 6 weeks with 3 weeks of public notification.
