Fibro Home Sefton NSW

Hello All,

Finally decided to buy a place (first home buyer) after considering all our options.

We came across a fibro property and decided to make an offer and the vendor finally accepted at $325k conditional offer.

Since it all happened on the weekend and we liked what we saw, we still have yet to do a pest and building report. The condition of the house seems very neat and tidy with no damages on the walls, roof, frames etc etc and the plumbing seems to be fine.

The only concern we have so far is that the land itself is sub divided and our parking spot is at the back which is a bit of a inconvenience for me. The house at the back is currently parking their car on the spot.

We are planning to re-fence the backyard to include the car spot with the intention to extend our backyard or even create a gate to our own parking spot.

Question is, would anyone know how much it would cost to get a surveyor to determine the exact line of where our land ends. Or would this simply be a matter of discussing with the other owner and come to an agreement that we will just extend our backyard fence to incorporate the parking spot. Anyone been in a similar situation ?

Also, we will be renovating the place to make it more modern. Any suggestions and recommendations ?

A boundary definition survey should cost around $750-$1k at the most. If the vendor has one, you may get your solicitor to request it during the cooling off period but it isn't an essential from a sales point of view.
 
thanks for the heads up. Ive brought it up with my solicitor and will see if we can get our hands on the subdivision report

got the pest and building inspection set for tomorrow. things are moving along nicely so far and will have to think about renovation cost next

I've seen lots of fibro homes prettied up externally and it will depend on your budget as to what outcome you get here. If you don't believe it will come up well enough with a simple repaint using funky colours then try some of these:

Check out the fibro cottage that was made over with new boards - they look like square block pieces on the outside and gave it a whole fresh new look.

this is the main updating that is done to old fibro houses. Vinyl cladding comes in different types and grades and they are low maintenance as well. It also depends on which suburb you're selling in here as to what buyers are used to.

This house was originally fibro and was bricked over. Most expensive option but you get what appears to be a brand new house externally. Great job isn't it?!

Glad to hear that you're getting your hands on the official subdivision report... I wouldn't ever rely on strangers to agree to something that they could potentially argue about and cause issues over down the track.
