Fortitude Valley - Mini Subdivision

Hi Guys
Need a pointer or two if possible. I'd like to explore buying enough land to establish a 3 or 4 story dwelling with a 61m2 footprint in a predomiantly commercial/industrlal area in the Valley. It appears to be zoned Multi Purpose Centre City Centre MP1 in the EFPS1 but I havent been able to find out what that means.


I was thinking of approaching some owners with the concept but would need to explore if such a small subdivision would be possible and what the likely costs would be. If you were thinking of doing this how would you approach it? Having spent hours driving through the area today it appears most of the commercial buildings are built to the boundary and I'd obviouly like to minimise how much land I buy and need to ascertain simple things like minimum block size, set backs etc but the BCC site isnt easily navigatiable :(
