I have been told re Invermay, that insurance is dearer and extensions very difficult to get approval for regarding the flood risk?

I own a property in Invermay and i can say we never had a problem getting insurance at a good price, and for an IP it's a tax deduction anyway. As far as flood goes, if it got to the area anywhere near the East Tamar Highway, most of the CBD would be under water nevermind anywhere near the heritage forest. You'd need a tidal wave. Don't confuse it with Inveresk.

South Launceston is closer to the CBD and it’s where the hospital is situated. I’d be cautious of buying something on Wellington St though. Its one of the busier roads around.

Yep, Ruby's right!! It's a busy road and probably explains the price.
