Grafitti on brick wall on a property yet to settle

Hi guys,

Have bought some land and on one adjoining side is the neighbours brick fence.

Some kids put grafitti on the brick wall which is facing my allotment. The land is settling on the 19th March so I instructed my Lawyer to send the Vendors Lawyer a Letter advising them that they'd need to pay to get that removed

We've sent them 2 Letters advising them of this and have yet to hear anything back.

Where do we stand legally on this? I would of thought they'd either have to pay to get it removed pre settlement date or we adjust the price accordingly so I get it done but pay less whatever the costs to get it removed are - does anyone have any idea on this?

I would not ask nor expect them to remove graffiti and I certainly would not hold up settlement for such a reason.

What will you do when somebody does more artwork once you own it?
