Does anyone know if a detached granny flat needs to be built with the same materials as the existing home?

Can a granny flat be built in front of or underneath a existing home?

Do i have to provide a kitchen, bathroom etc ie is there a minimum requirement for design?
 
It does not have to be the same materials.
It can be on top, underneath or separate out the back but not out the front.
60m2 as a maximum.
You need kitchen, bathroom & laundry.

Why would you do it infront or underneath?

No space in back or side?

AFAIK in my own investigations .....it cannot go in the front.
u fit it where u can within the bounds of the space and the rules.
taking into account easements and other impediments.
it can be the downstairs of a two story house and it can be the upstairs of a two story house.

It CAN be done out the front actually Propetunity (its very rare though). If the adjoining dwellings building lines' are miles in front of yours it's possible. I think Ive had 2 do this out of over 150 though. lol

We did a 2-storey one in a front yard in Orange NSW...the block was 200m long though and there were no adjoining dwellings.
