Granny or Dual Living?

so thinking out loud to self:
we've got a place in Perth, part of Canning council

There's an old brick house on it which sits centre of block
so not really good use of space
rooms are small, tiny, houdini-esque

we want to have 2 living spaces on it
one where we stay in, other for family/rent out

Considered options of:
1/ renovating existing house
2/ granny + new house
3/ dual living? (saw ad in PI mag out of brizzy)

From what friends have paid of extensions $200+ and what not,
we're thinking that's not a valid financial option

so that leaves option 2
granny + new
~150k + ~300k?
450k

as for option 3
not sure about dual living design and build...

Anybody have any experience with living in, costings and builders of dual living spaces?

Dual living in your context is just an attached granny flat right?

I suppose you might save a few $$ compared to a detached one on a new build, but probably not much in the scheme of things.

Depends what your budget is really.

Is just a GF built separately an option? That really sounds like the cheapest one.

I'm thinking of putting on an extension to an investment property that I've got. I know that it will be more expensive than a granny flat but it may be more attractive to someone when I sell it. The building can be turned into a large family home by simply putting in a passage way through it. Also, in Brisbane there are still council rules about who can rent out a granny flat - I'm pretty sure that it's only available to parents of the owner.
