Ground floor courtyard add value?

hi im currently doing my due diligence on a property purchase

it's a 2/1/1 unit, 9 years old building, with a massive 100 sqm of tiled courtyard space on title. the unit is on a raised ground floor.

it's in a working class suburb in western sydney.

i'm wondering how much value the courtyard adds to the property...perhaps 10-15K?
also, will the courtyard add much in terms of depreciation benefits?

edit: as compared to a similar unit without a courtyard, which is roughly $320-$330K
