Growth Areas

Hello,
I have recently been looking into investing in property - looked at a property in Sunshine Vic - 3 bedroom townhouse & 2 bedroom unit in Cranbourne - am interested in what others think of these areas as far as growth and rental return. I am looking at new properties in order to negative gear. Any advice would be greatly appreciated.

May I ask why? While new properties give you more depreciation, a newer property will cost more than an old one.
