Help with townplanning NSW zoned R4

Hi Everyone,

Looking for people with experience in town planning in nsw

I am looking at a prospective house on a block zoned high density (4R) but the block is 447 sq m.

My question is can I look to develop or is there a minimum lot size needed to build apartments/other dwelling. The agents have said that I can build apartments on the block.

Does anyone know the set backs or details such as car spaces per apartment or could direct me to the right links?

I wouldn't trust an agent that I'm buying from with council reg.

Would speak with somoene who has experience with that council

- council direct, development officer
- private town planner
- architect
- surveyor
 
NSW council by council are different with the R- Zoning.

R4 in most council allows multi-dwelling such as multi level apartment, but most would require a minimum lot size and maximum height. This varies with council.

Best is to find the Council DCP and call council. These are all free service before you engage town planner/architect etc.

You need to check out the DCP for that council. R4 zoning is great but the site may be too small (due to frontage, etc) to develop. So you may need to end up buying side by side blocks in order to develop.

Engage a town planner that is familiar with the council (not just any random TP).
