Higher end for Heidelberg Heights?

I'm thinking about what to build on my Heidelberg Heights property. There is plenty of lower end product on the market and the selling price reflects this.

Example: Sold for $465,000

I was hoping for a higher end value than that. There are some examples of more expensive properties around: e.g. Sold for $595,000

I don't really see the difference and I'm not sure what I am missing. A good point for me is my block is off a main road but overlooks a park.

What do I include to go higher end without being ridiculous?

Sounds low end to me

I will check out some properties while I am in Melbs, talk to some real estate agents in the area and talk to my builder about finishes.

I'm more interested in levels of finish at the different price points. I know some agents that work in the area so I will talk to them when I am over there.
