Holiday Rental - Forms (for Rental Agreement)

Hi Guys,

If I was to have a holiday rental & wanted to manage myself - what types of forms etc would I need to use?

My understanding is that it's not covered by the tenancies act and needs to be some sort of common law contract.

Therefore a couple of questions.

Is there a "standard" form (or contract) that investors could use?
Is Landlord Insurance worthwhile or just a waste of time in this situation?
Is there any other type of insurance I could utilise?

This is just some preliminary research for a "not for profit" organisation thinking of utilising their facilities (units/house) as short stay type accomodation for the disabled, most likely long weekends, school holidays etc

As for insurance, I found that the usual landlord insurance was not applicable to my holiday lets in WA, and I had to approach a broker to source the pertinent product.
