How big is this apartment?

I've been told it's 41m2 but based on my calculations (assuming the picture is relatively to scale), i'm not sure how it can possibly be this much....

Real estate puff or does anyone else agree?

Btw, I can't find out how big it is in the contract (company title).

Usually they count balconies as 'area'...but that doesn't look right here

Well it's saying the bedroom is 4m wide and the lounge is 4.6m wide but on the picture they are the same. Is the width the narrow bit or the wide bit of the room. Even if it was 9m long that's still less than 36m2.

Does it have a garage? Sometimes they include that.

Do you know the implications of buying company title?

So the property is company title and less than 50square metres? I would imagine it has a good yield, but are you planning on getting a bank loan? This could be quite difficult, as the banks generally don't like properties this size. If you are looking at buying it using cash only, then that is a different story of course, but you will still have to deal with all the issues related to company title.
