how do strata'd buildings get sold?

Looking for some experienced investors'experiences/ stories.. What happens when a strata block of units or apartments either gets old and too costly to maintain, or the land value makes it worthwhile demo'ing and building new -do the owners decide collectively to sell, or does a developer come along make an offer. And either way, who decides to sell, is it based on vote by owners, what if one doesn't want to sell etc?
