How much can I rent my place out for?

Hi all,

Looking at renting my house to my sister, and for that reason I've decided not to get a property manager.
That being said, I'm not sure how much rent I can charge. Is there a valuation that can be done by an independant party? I understand a property manager would usually do this for you.

Look at similar propoerties for rent in the area.
Otherwise, be nice to a local PM and get them to do an appraisal.

Good Investment?

A good property investment will yield 5% of the capital value, with good apartments achieving $480pw on a $500k investment - on the other hand, a ordinary house on a large allotment will have lower returns of around 2.5% - pretty generic but not much detail given
