It was an old, but nicely kept 3 bedroom house in the Hunter Valley. We bought it in Oct last year, and paid $ 310K for it. It rents for $ 230 p.w. to a lovely old couple who are no trouble. We go around and help them with the gardening occassionly.

Now, I know you Dazz.

4km from Brissy cbd northside....spitting distance to Peter Beattie's place and several other ALP elites (and Libs)....

settled 31/3/10 : 636k. 3/1/1 pre war, 650m2 backs onto park with soccer club, bowls club, pre school, library, children's playground, picnic facilities. 100 metres from end of dead end street. gross yield 3.15%.

it's a growth play....and we may have cut it a bit late, but so far so good.

- +11% gain in median 30 days after purchase.
- Suburb has possibly the highest realestate.com.au demand:supply ratio in AUstralia (2372 views for 10 available listings = 237). average is around 60. I've only seen 3 or 4 burbs over 150.
- Highest capital growth suburb in Brisbane metro according to Aust. Property Monitors.

Just settled on a IP for $565K. Guess most didn't buy within 10km of cbd in the capital cities as it is hard to find anything under $500K .
 
Narromine

Bought old besser block Duplex pair in Narromine for $185k, total cost with reno and legals etc $220. Rents for $340/wk and about to go up by $20.

Price: $326,500 (Includes Renovation money)
Specs: 4 Bed, 1 Bath, DLUG, Brick, 600Sqm
Rent: 400 P.W (was $380 when purchased late 09)
Gross Yield: 6.37% Gross yield is lower once you factor in LMI/Legal Fee's/Stamp Duty.
Additional comments: A property that would be nice to live in myself

It's my most CF- property due to LVR

Price: US$198,000
Specs: 4 Bed, 2.5 Bath, DLUG, 600Sqm, lake view, golf course etc.
Rent: US$1495 per month, positive CF (barely...)
 
Paid just over 5.

Do you pay interest only or p and I on the loan for that?

Just interested in strategy, do u take the cashflow now (i/only) or in effect buy equity for possible future purchases and/or definite higher cashflow later by paying P & I?

bought 235k at lemontree passage n.s.w near nelson bay december 09.Spent 6k on reno .House double brick 4 bed 2 bath.Only505 sq.m block,but 100 metres from water.Had been on market previously for 300k but a bit overpriced and a fair bit dirty.Owner eventually cleaned up a bit plus ripped out carpets but included new carpets in the contract to sell.Thought it was my dream house for price and location until i stayed there for a few weekends and was eaten by by plagues of mosquitoes but it still rents for $280p.w so not good return but o.k.
