How to maximise sale price to developers

Hi,

My street has recently been rezoned from low to high density residential.

Several developers have expressed interest in my property.

I am thinking about selling if the price is right. My neighbour feels the same way.

What is the best way to establish a fair sales price? Should i engage a valuer?

Also, i may wish to engage a professional to negotiate on my behalf. Who would be best placed to do this and achieve the best outcome i.e solicitor, real estate agent, valuer, property expert?
