If you have to buy OTP/NEW, where would you buy?

Dear Forummers, I've been lurking and learning from all the experts here.

Well, this is for some people who wants to buy new and OTP. If you have to buy OTP, where would you buy? which state, which estate, which development?

Are land and house a sure bet against unit?

For CG, are student town properties not as good?

Hope to hear some good suggestions to help newbie me... :)

The questions I would ask isn't necessarily where, more like when.

Buying OTP has its place in the investment cycle, generally just past the bottom when there is a huge oversupply and 'investors' are offloading them at discount bargain prices.

You will then make equity fast as it rises up towards the top of the cycle. In the meantime you can depreciate the cost of construction and offset the negative gearing (which would be probable) in this setup.

Right now, I don't know of anywhere in particular without having sourced the land yourself and negotiated hard on the construction.
