insurance for strata titled unit blocks

I have a block of units (3 units in complex) strata titled but I own the whole block.

Just wondering if anyone has a similar property and what type of insurance you have on the property.

I have been dealing with an insurance broker who suggested the body corporate needs to take out the strata insurance and then I need a second policy for landlords insurance. This method is quite expensive.

the bodycorp is inactive as I own all 3 units, do I really need strata insurance through body corp ? or can I just take out a building and landlords policy (as 1 policy) in my own name (this would be cheaper)

Can a tenant sue the body corporate? even though they would only ever deal through my property manager.

the strata insurance is in the name of the body corp and the landlords in my name.

appreciate any comments on this.
