Some good news for the people who like to fix loans!!!

There are lenders out there now offering a 3 yr fixd rate at 5.99% (Bank west) & a five year deal at 6.65% ..
Loooooks! Pretty attractive for a 3 to five yr scenario!!

And these are public rates (not using our investor ,,,say discounts .20%)!

What are the early exit fees like?

While the rate might be good, this is where they sting you....

If you're an active investor you tend to refinance regularly to use the additional equity (though may use LOCs).

acy... Breaking cost depending on market!! If rates continue to fall well u have a breaking cost.. if rates increase u get a payment...

But this notice was only for the basic panic investor!!! Not for me either... But does give us confidence on markets!!!

Good however if you just borrowed $1mil & not intending to do anything for 3 - 5 yrs (if your a fixed rate person))

Yes to the discount.. But you will need to take out a professional Package with a large Bank.. If your loan holdings are up to their policy you can ask for a .15% to .20 off the standard fix carded rates. Normally total loans around $500k & higher.

Some times if you ask straight off the street u may get a good broker or Personal Banker who wants to go in to bat for you. It some times comes off as well.
