Investment 'clubs' - are they any good?

Anyone have any experiences with businesses (AKA 'clubs') that do all the legwork for you in securing IP's? Eg did your involvement with these services come back to bite you on the bum with costs down the track or other unforeseen problems? Or was the experience a good one?

mixing with like-minded people,
learn a lot,
positive attitude keeps you motivated,
can network with other investors to do joint ventures.

cons;
some investor's clubs are really just a front for a company trying to flog you one of their over-priced propreties they have for sale. BEWARE.

i'm sure there are threads on 'the investors club' around - have a search..

+ one may feel safer to invest in something others green light, buying power of pooled resource, lifestyle (possibly... when couples buy land and build houses together)
- limited by what the herd wants to do
