Investor vs Owner Occupier

Hi follow investors,

Recently, I have been make offer to a few properties and found myself out-bid by Owner Occupier (private treaty). Is there still much heat in the Sydney <500K market at the moment? According to the April auction statistics, clearance rate is already <60% for property <600K(only property above 800K, a different market> have more than 70% clearance rate). I am pissed off a bit.

Any advise or observation?
