Hmmm, you'll need to convince us why this is a good deal. Are there special features about the suburb, the property, rental yield or the price that make it worth attention? Even if investors are interested, they'd likely pay a lower price than a family who falls in love with the home.

The only thing I know about Davoren Park is that it's about Adelaide's poorest suburb. And $300k is well above its median price, which would be in the low 200s.

If you want to sell to investors, you need to convince them why it's a good deal when $300k will buy a nice (but older) house in a much better area.

However even if investors decide Davoren Park is OK, then you'd be competing against other places in the area. Some with 3-4 bedrooms on bigger blocks are available for much lower prices, starting from around $160k (semi-detached at that price, but still on a huge block).

If new is more your style, such places start from a bit over $200k.

For something with a twist, this could be worth investigating:

$300k seems broadly comparable with newish houses in the area, eg: http://www.domain.com.au/Public/PropertyDetails.aspx?adid=2007143303 so you may well get something close to asking.

However for an investor it will need to stack up, and the information presented so far hasn't explained why it would prove rewarding.
