IP in Hoppers Crossing

Is this good buy for around 260K mark? Its needs new floor coverings, paint job, also few doors inside are dodgy... and replace ugly rotten pergola.

Rents for similar range from $240-$280pw so even if you can get it for that I would still say its not really a good buy from a ROI as an IP as your buy/repair/upgrade costs will make it less attractive.
