Kit Home Duplex Development - Rockstar No.3

Rockstar - how about we hold a North Coast SS meeting during the Easter Holidays?

We could meet at the Hilltop Hotel one day for a Chinese or Aussie Lunch, have a chat then look at our new build duplex project?

We have now progressed to being prepared for our Kit to be delivered on Monday. Posts, bracing and concreting is done now. As long as the cyclone behaves itself and doesn't send some nasty weather our way we should have frames up by this time next week. Constant showery weather has been a pain but we have managed to stay on schedule.

hey rockstar how many people would you need to put up one of these 2bedder kithomes? could you guestimate total build cost last time I looked into kithomes it was cheaper to build a brick veeener that was quite a few years ago though.
 
Hi James,

The brochure says 2 weeks to lock up for 2 competant people. That would be starting from a slab though. The rest depends on your tradies. I think this is a bit optimistic. We are expecting to complete in around 8 - 10 weeks but will have more than 2 people on site. A project company would probably take around the same time if they were well organised. I have attached my revised and updated budget.

Our Kit arrived today and we will be putting up bearers tomorrow and hopefully begin the joists.

Also began a little block retaining wall behind the garage. I got a shock when I turned to lay the next block and there were 2 little visitors who appeared from nowhere. :eek::D

Yes they were very cute. One of them turned up again yesterday. Found out they were rescued by the folks next door and were awaiting relocation to a farm. They need to fix that hole under the fence. :)

Good progress today and yesterday. Bearers, joists and floor are now complete. Frames tomorrow.

Frames up today. Break from building tomorrow and Trusses will go up on Monday. Timber (hardwood) being delivered tomorrow for verandah and front porch. :)

Hi Battler,
Bracing will be ply sheeting on each corner of the house (900 wide 2700 high) and there are 3 internal walls that have metal angle brace cut into them. Tie downs are a combination of threaded rod and metal strapping. The kit home is designed to N3 whereas the site is classed at only N2 so hopefully it won't be blowing over. :)
 
Thanks Rockstar, how do you get the cladding to sit flat where it covers the ply bracing, normally this is in the cavity on a brick veneer, do you have to rebate the studs etc to keep it flush?
 
It's very thin Battler - I think around 4mm. Gets heaps of clouts put in it to be effective. Shouldn't even notice the variation when the weatherboards go on. I guess we could plane the finishing stud a little but I don't think it will be necessary.
 
Day 4 on the job since the kit arrived and most of the house framing and tie downs are done. We will try to get the verandah and porch done tomorrow. Scaffold should be erected by the end of the week ready for roofing.

It's been 2.5 weeks now since we cut the site. :)

Update

It's now a touch over the 4 week mark from going to site.

Verandah frames have been built, cladding has begun, roof battens are on, facia is almost on and roof will be going on tomorrow.

Been running pretty smoothly apart from discovering the Kit Home Co had mixed up my gutter and barge colour - which is a small pain but shouldn't disrupt things until they resend the correct colours early next week.

Next week will be windows, cladding, soffits and rough in by plumber and electrician. Should be gyprocked and external cladding painted by the end of the following week. Hmmm better order that kitchen. :)

Forgot to mention that I submitted the DA for the second house (and dual occ) last Tuesday.

Weekly update for you all. Edit (sorry doubled up on a photo from last post)

4 weeks out from the kit delivery and 5.5 weeks from site cut.

Roof is now on and cladding finished. Lock up stage has been reached. We have had a good run with the weather till now and yet it feels good to have a roof over our head and walls and windows in place.

Electrician and plumber have done their rough in and the frame inspection was passed today after about a fifteen minute visit from the council inspector.

Gyprockers will be sheeting the inside mid next week. We need to place the insulation batts in the walls before this happens.

We will begin external painting next week - need to complete this before dismantling the scaffold. :)

Another weekly update.

Internal Gyprock now sheeted with base coat done. Final finish by Wednesday. Prep for external painting complete. Framing for slatting underneath is done. Roller door ordered. Tiles and fix out materials will be ordered on Tuesday. External painting will be done by mid week and then the scaffolding will come down early the following week - which is my 4 week hire due date. Kitchen was ordered on friday and will be ready in 2 weeks.

I am hoping to be finished in 4 weeks but landscaping may take a little longer as I will be building some small rock walls and steps.

The house was listed with local agents for 389k last week. Will be looking for a buyer who can move in under licence and rent back until strata plan is registered as this will take around 10 weeks from final occupancy certificate. (4-5 weeks in council and 4-5 weeks at the land titles office). I also have a logistical issue with my loan since it is with Macquarie bank. I am hoping that they will revalue the remaining strata block with approved plans and adjust my loan acordingly so that I can hold onto some of the borrowd funds - currently 200k. Otherwise I will have to pay out the loan when I sell the 1st house and will be struggling to build the 2nd house with the remaining cash.

Been also checking out options for the next project as I may have a joint venture partner who is looking to invest around 600k cash for a dual occ development. From what land is still available I rekon a kit home project can profit 100k min to 200k max in a 6mth period. 150k is the likely profit. I would project manage the whole affair and sub contract virtually all the work out. Now that I have had hands on experience with the whole process it will be much easier to supervise and organise subbies.

Will post some more pics when the scaffolding is down. :)
