As a coincidence I was offered something very similar a few weeks back.
I was having discussions with a potential lesee who needed houses. The core business did not extend to the provision of housing so they were relying on the market and investors to provide this housing in return for long term company leases.
One incentive thrown in was that they had land but did not want to build their own houses, therefore they could 'sell' us the land for $1 per block on the proviso we build a house to a certain standard and enter into a lease agreement with them. The land still needed to be subdivided and titles created so there would have been some costs on top of the $1
The alternative suggested was that they complete the subdivision and then sell us the blocks for cost plus $1. Figures estimated were $15k costs per block.
Still trying to figure out 'whats the catch' ??
