Land Transfer Fee?

Well, settlement went through today on my very first property and I've been looking at some of the figures. Bit annoyed at $70 worth of bank cheques (I was under the impression it would only be 3 bank cheques but it turned out to be 7). But anyway...

The only thing that I can't figure out: There is a bank cheque as follows which I think is the stamp duty, and it is as expected:

$12,170.00 PAID VIA BANK CHEQUE NO. XXX ESPREON: REGISTRATION COSTS

Then there is another bank cheque as follows which I think is the transfer fee, but it is $200 more than I expected, and $200 more than I can figure out from all the online calculators:

$1,024.20 PAID VIA BANK CHEQUE NO. XXX ESPREON: REGISTRATION COSTS

How is the transfer fee calculated? The property was $285k.

Forgot to reply Rolf, been such a busy time. Thanks for the response, was wondering where the mortgage registration/discharge came into it.

The other two are fees charged by Land Victoria. It is somewhere in their schedule of fees here.
