Lending tenant a ladder - liability risk?

One of my apartments has 3.4m ceilings. Everytime a lightbulb has to be changed it's a real pain because I'm interstate. I'm thinking of paying for a ladder and leaving it with the tenant (not to keep, but to use for the duration of their tenancy). Is this a bad idea? If they fall off - even if they've agreed to take all responsibility - am I still ultimately responsible?

I need one there anyway for myself when I go there to do some maintenance, so I figure I can kill two birds with the one stone.
