I am planning to to go for this. It is listed for 249K but i may be able to negotiate for 230K. Currently it is tenanted and rent is 300pw.

Looking for an investment...

Looked at this for a possible granny flat build but Manila Rd has quite a lot of Housing Comm stock - #48, #51, # 54, #58, #65, #70, #72, #74, #76, #81 and so on. You get the idea?

We gave it a miss.

What is you opinion about the growth. I am mainly looking for my son who is a first home owner and has very little budget to play (say around 250K).

Any other area you can recommend?

It is a level block and no issues i could see.
