Looking for a buyers agent

Hi,

I am just wondering if there are any buyers agents out there that may customise their packages to suit what I am looking for.

I guess because we are first time investors we are looking for professional advice on the property we choose to ensure we get it right. I don't need a whole package with bells and whistles and will find the property myself and would just like a professional to confirm the basic's like CG potential, rental potential, yield, numbers and whether it is a good deal and whether or not it is a good investment to make sure we choose right for our first IP.

We are looking for a reno at the lower end of the market on the north side (lower or upper) of Sydney or Ryde, Macquarie Park area's.

Most Buyer's Agents have what they call an "Option 2" where you find the property and they do the evaluations (rental yield, market worth, CG etc) and the negotiations. This is much cheaper than their "all bells and whisltes") Option 1 full service option.

As being a newbie myself, I personally use and recommend binvested’s Deal Finder (run by Nathan Birch). Its not a buyer agency but a fantastic new resource which you can add to your arsenal at a fraction of a cost.
So far I have been impressed with the deals which I have been receiving daily which include inter-state, Positive cash flow property, properties with equity, properties you can add value by a renovation etc. Or you can get Nathan's Deal finder team to do a site visit and they will provide a break down of property in general and if it is a renovation, a detailed renovation walk through. I have used and using both of his services specially when it comes to renovation. After using both a buyers agent and this service, I must say I am impressed with how much cheaper and user friendly this option is.
