Looking for CP around 400K

I am looking for a CP around 400K that yield at least 7%, preferably in Perth.
I prefer office or retail but open to suggestions.
Basically will look into any good opportunity to get me started.
Unlikey resi, CP don't seem to get advertised on the net very well?

I talked to a financial planner that has contact to various RE agents. He has helped my neighbour with a couple of CP. Hopefully something good come out of this.
